The Landlord should make sure that the value of his Freehold interest is maintained by ensuring that the Tenant undertakes all repairing obligations set out in the Lease Agreement.

The Tenant should ensure that the cost of complying with the Repairing Covenants of the Lease are mitigated as far as possible.
